Aug. 2, 2026 – About three years after welcoming its first tenants, an apartment complex on the western edge of downtown is slated to be converted into a hotel — the second such conversion at the site by the developer in about two years.
Recent building permit applications and plans submitted by Tidal Real Estate Partners call for converting the Ann Street Lofts into a hotel with a restaurant, cafe and bars. The documents describe interior demolition work in the lobby and courtyard in preparation for the conversion. Officials with Tidal did not respond to a request for comment concerning the plan.
Now closed and fenced off by construction fencing, Ann Street Lofts was completed in 2023 as a six-story, mixed-use apartment development at 111 Ann St., one block west of Martin Luther King Jr. Boulevard and north of Oglethorpe Avenue.
The 232-unit property included 162 studio apartments, 51 one-bedroom units and 19 two-bedroom units and was marketed primarily to SCAD students, creatives and young professionals. Amenities included a coworking space, an art studio, a fitness center, electric-vehicle charging stations and 10,000 square feet of ground-floor retail space. The property’s website is no longer live, but past advertisements on social media offered apartments starting at $1,836 a month.
In May 2024, Walker & Dunlop announced that it had arranged a $78.6 million bridge loan for Tidal Real Estate Partners to refinance the property’s construction debt. A Walker & Dunlop spokesperson did not respond to a request for comment before publication.
Should the conversion proceed, the hotel would be across the street from an apartment-style hotel that was also developed by Tidal at the same time as the apartment building. The Ann Savannah by Marriott Bonvoy at 110 Ann St. opened in February 2025 after previously operating as an apartment building following its completion in 2023. Tidal received approval to make alterations to the building for hotel use in 2024.
