June 2019 – South Carolina-based Orange Capital has submitted a general development plan for a new mixed-use development, The Lively, at 1009-1025 West Gwinnett Street. The 23-acre site is located between the I-16 ramp and the Springfield Canal, and is south of the site where the city is planning on building a new arena. The plan was submitted in June 2019, but the developer agreed to make some revisions at the request of Metropolitan Planning Commission staff. 

In 2008, the property’s owner, Tomas Paxton, had planned to develop a SCAD dorm on the site, in addition to a mix of residential and commercial, with a street grid and buildings types that reflect an extension of downtown, according to this Savannah Morning News article.
