Aug. 9, 2026 – A former junked-vehicle storage lot at 11 E. 40th St. in Savannah’s Starland District recently sold for $1.4 million, with LHOOQ LLC transferring the site to Pooler Landing LLC and Volpi Holdings 2 LLC, according to public records.
Volpi Holdings 2 was formed in June with its principal office at the Miami headquarters of Orion Real Estate Group, a commercial real estate investment, development and management firm, while Savannah attorney Robert McCorkle III is listed as the company’s organizer and registered agent. The firm’s Volpi Holdings also owns the neighboring commercial building that currently houses Sola Salon, F45 Training, Brochu’s Family Tradition and Garden Square as tenants.
The newly acquired property was previously approved in 2022 for a special use permit and zoning variance allowing the former junked-vehicle storage lot to become a 23-space paid parking lot intended to serve the nearby Starland Village development. Parking remains a likely option for the site in the immediate future, although McCorkle did not respond to a request for information about the new owner’s plans.
The sale comes after a related Volpi entity and Pooler Reserve LLC acquired the commercial building, along with properties across the street as part of a $6.4 million transaction in 2023. In 2025, the city granted approval to operate the parcels across the street as a paid parking lot in 2025.
The Miami-based Volpi Holdings also owns jointly owns 10 Whitaker St., which it purchased with Pooler Reserve LLC for almost $4.5 million in 2023. The commercial building’s tenants include the restaurants Etang and Untitied.
